Commercial Investment Refinance for a Dance Studio Property

Schools-Finance recently arranged a £405,000 commercial investment refinance for a property occupied by a long-established dance studio.
The property owners had originally purchased the building as an investment and subsequently carried out an extensive refurbishment programme using their own funds. The improvements significantly enhanced both the quality and value of the asset, creating a strong commercial investment with a reliable tenant in place.
Having successfully completed the renovation works, the owners wanted to release some of the capital they had invested back into the property. Their objective was to improve liquidity while retaining ownership of the asset and continuing to benefit from its long-term rental income.
Schools-Finance worked closely with the client to identify a lender that could provide a competitive refinancing solution while supporting the wider investment portfolio structure. The funding was successfully arranged at 40% loan-to-value on a five-year fixed rate, allowing the client to unlock equity from the property while maintaining a stable and cost-effective long-term borrowing arrangement.
The refinance provided access to capital that could be reinvested into future opportunities, whilst enabling the client to retain ownership of a fully refurbished commercial property occupied by a successful tenant.
