Wellness Centre Refinance

A client approached us seeking urgent funding for a wellness centre development that had experienced delays during its renovation programme. The original short-term finance arrangement had become unsustainable, and a previous refinance onto a private lending facility left the project burdened with high monthly interest costs, placing significant pressure on cashflow.

We arranged a £1,158,000 first charge commercial bridging loan at 60% loan-to-value, securing a reduced rate of 0.95% per month. Crucially, the facility was structured with retained interest, removing the need for monthly repayments and providing immediate breathing space while works progressed.

The new facility gave the client a 12-month term to complete the development and implement their planned exit strategy, allowing them to focus on delivering the project rather than managing short-term financial pressures.
